Khane Darya Villa
 

This villa is located in north of Iran (Khane Darya Complex-#1387) and was 35 years old. Since according to Khane Darya rules the house should have not been ruined, the renovation of the house started with keeping the old concrete structure and constructing the new steel structure that not only reinforces the old structure, but also extends the house from both sides. Other than the structure, new systems of infrastructure, lighting and electrical and new designs for the facades and the interior spaces have been applied in a way to emphasis on its great location so that to get advantage of the best view of Caspian Sea from most of the spaces.

 

Its land is 640 square meters with a two-storey building which each floor is 150 square meters. There is a spiral staircase in the middle of the house that divides the main space into 5 spaces (entrance area, living area, tv area, dining area and an open kitchen) which all have the view of the sea and the new landscape and the access to the back yard, jacuzzi and the private route to the beach. The mentioned spaces and a guest toilet are located in the first floor (an installation room, a toilet and a house keeping room are in this floor as well but they can be accessed from outside of the house), whereas the second floor is consisted of 4 bed rooms including master bed room. Master bed room and another bed room which have their own toilets share a huge semi-open terrace with a great sea view. Other two rooms which are located on the other side of the building and have big windows towards the main street, also have a deviated window which provides sea view for these rooms as well. These two rooms share a toilet together. This floor also has a small kitchen for an easy access to eating supplies while people are in the second floor especially in the terrace.  The garden with a great view has a jacuzzi and a good landscape design. Altogether, this villa is consisted of 4 bed rooms and 4 toilets and another good point about it, is the usage of new insulators, two-layered windows, heating system via floors and cooling splits which can help the client to have a villa with minimum waste of energy.

 

The main idea was to create a pleasant, comfortable and joyful house with modern style for the client. This consideration is seen in the design of its plans, facades, landscape and interior elements such as the stairs, fire place, kitchen counters and the partitions and in the selection of the materials, colors and its proper lighting which all lead to that purpose. What is always obvious in different facades and interior elements and spaces is the concept of continuity and the junction of the horizontal and vertical elements. Finally, the conceptual ideas, 3d renders, the drawings , the process and the final pictures are shown below.
